What it is

Some water heater problems start in the plumbing around the unit: high water pressure, hard water, a missing shut-off valve, or a leak you have not found yet. We install and replace the parts that protect the heater and the house:

  • Emergency leak detection and mitigation
  • Water softener installation
  • Whole-house water filtration installation
  • Pressure reducing valve (PRV) installation
  • Hot water recirculating pump installation
  • Mixing valve and anti-scald valve installation
  • Main water shut-off valve replacement

Signs you need it

  • Mineral scale on fixtures or inside the heater
  • A relief valve that drips, which can point to pressure problems
  • A main shut-off valve that will not turn or will not seal
  • Long waits for hot water at a far faucet
  • Water that comes out too hot at the tap
  • A leak you cannot find, or an unexplained rise in water use

If the T&P valve is dripping, read why a water heater leaks first.

What a technician does

  1. Checks your water pressure and the plumbing around the heater.
  2. Finds what is causing the problem, such as scale, pressure or a failed valve.
  3. Recommends the part or system that fits your house.
  4. Installs it, tests it and checks for leaks.
  5. Shows you where the shut-offs and settings are.

What affects cost

  • Which system or valve
  • Size of the house and the plumbing layout
  • Access to pipes
  • Whether other plumbing has to be changed to fit it
  • Brand and capacity for softeners and filters

We quote these after seeing the plumbing. We do not post prices here.

Repair or replace

These are add-ons or replacements, not repairs of the heater itself. If the heater is also failing, we can price both together. See replacement and installation.

Frequently asked questions

Why is my relief valve dripping?

It can mean pressure is climbing when the heater heats, which is why an expansion tank or a PRV may be needed. It can also mean the valve itself has failed. A technician needs to check which.

Does a water softener protect a water heater?

Softened water slows scale build-up inside the heater. A softener does not replace flushing or an anode rod check.

What is a mixing valve?

A valve that blends hot and cold water so the temperature at the tap is capped. It lowers the scald risk at fixtures.

Can you replace the main water shut-off valve?

Yes. A main shut-off that will not turn or will not seal is worth replacing before an emergency.
