What it is

Maintenance is the routine work that keeps a water heater safe and running, and it catches small problems before they become a failed tank. A visit may include:

  • Flushing and sediment removal from the tank
  • Sacrificial anode rod check and replacement
  • Tankless descaling
  • System diagnostic and safety inspection: valves, connections, venting on gas units, and signs of corrosion
  • Thermostat accuracy testing

The U.S. Department of Energy suggests many households can set the thermostat at 120°F. A lower setting reduces scald risk and slows mineral build-up. Source: U.S. Department of Energy, Energy Saver.

Signs you need it

  • Popping or rumbling from the tank
  • Hot water runs out sooner than it used to
  • Cloudy or discolored hot water
  • The unit is several years old and has never been flushed
  • You are buying or selling a home and want the unit checked
  • A rotten-egg smell from hot water only

A rotten-egg smell from the hot water only can point to the anode rod and bacteria in the tank. A rotten-egg smell in the air near a gas unit is a gas leak. Treat that as an emergency.

What a technician does

  1. Checks the unit, connections and venting for leaks, corrosion and damage.
  2. Tests the temperature and pressure relief valve.
  3. Flushes sediment from the tank, or descales a tankless unit.
  4. Inspects or replaces the anode rod.
  5. Checks the thermostat setting and accuracy.
  6. Tells you what was found and what, if anything, needs attention.

What affects cost

  • Tank or tankless
  • How much sediment or scale has built up
  • Whether the drain valve works or needs replacing
  • Whether the anode rod needs replacing
  • Access to the unit

We do not post prices. Call and tell us the unit type and age. We will explain how maintenance is priced.

Repair or replace

Maintenance helps most on a unit that is young enough to be worth protecting. On an old unit with a rusted tank, maintenance will not undo the damage. See the repair or replace guide.

Frequently asked questions

How often should a water heater be flushed?

Many manufacturers and utilities suggest once a year. Your unit's manual gives the maker's schedule, and water quality can change how often it helps.

What does an anode rod do?

It is a rod inside the tank that corrodes in place of the tank steel. When it is used up, the tank itself is next to corrode. Checking or replacing it can extend tank life.

Can flushing fix a popping noise?

Often, yes. Popping and rumbling usually come from sediment on the bottom of the tank. If the sediment has hardened or the tank is badly corroded, flushing may not be enough.

Do tankless water heaters need descaling?

Yes. Scale builds up in the heat exchanger over time, and descaling is the standard maintenance for it.
